PDR IR NEWSLETTER – AUGUST 2026

On August 18, 2026, Phat Dat Real Estate Development Corporation (PDR: HOSE) released its August 2026 IR Newsletter, providing updates on the Company's business activities, project progress, market developments, and investor relations activities. 

Accelerating the Development of Lotte Eco Smart City Thu Thiem

On August 12, 2026, Phat Dat held a meeting with more than 50 analysts, representatives of investment funds, financial institutions, and securities companies to provide updates on the Lotte Eco Smart City Thu Thiem project.

At the meeting, Phat Dat's management provided investors with updates on the project's progress and the partnership between Phat Dat and Lotte Group at Lotte Eco Smart City Thu Thiem. Specifically:

Lotte Properties HCMC Co., Ltd. – the developer of Lotte Eco Smart City Thu Thiem – completed payment of the full VND 17,569 billion in land-use fees to the State budget on July 31, 2026. The company's current ownership structure comprises four members: Lotte Shopping Co., Ltd. with a 30.59% stake; Hotel Lotte Co., Ltd. with a 22.94% stake; Lotte Engineering & Construction Co., Ltd. with an 11.47% stake; and Phat Dat with a 35% stake.

Under the partnership structure, PDR will jointly develop the residential components of Blocks 2-2, 2-4, and 2-6. At the same time, PDR will be responsible for developing the two commercial high-rise towers, Blocks 2-1 and 2-3, together with the commercial and service podium and basement levels.

PDR will be entitled to 35% of the economic benefits from the residential component and 100% of the economic benefits from the components directly developed by the Company. 

Completing Payment for the Acquisition of a 35% Stake in Lotte Properties HCMC 

Also on August 12, 2026, Phat Dat announced that it had fully settled its payment obligations, totaling VND 7,666 billion, officially acquiring a 35% equity interest in Lotte Properties HCMC – the developer of the project. The completed transaction not only marks an important milestone in the partnership between PDR and Lotte Group, but also demonstrates PDR's ability to mobilize resources and fulfill its financial commitments for large-scale projects in central HCMC. 

Inauguration and Handover of Binh Chuan 3 Primary School 

On August 6, 2026, Phat Dat officially inaugurated and handed over Binh Chuan 3 Primary School in Thuan Giao Ward, HCMC. The project was developed under a socialized investment model, with a total investment of VND 145 billion. Phat Dat fully funded the construction costs. Built on an area of more than 10,458 square meters, the school features 40 classrooms and modern facilities, meeting the educational needs of more than 1,000 students. 

On this occasion, Phat Dat also donated VND 100 million to the school's scholarship fund to support students facing difficult circumstances ahead of the new school year.
