'Vietnam has the third highest number of luxury apartments in the world'

14/10/2026

Việt Nam có hơn 16.000 căn thuộc diện "bất động sản hàng hiệu" (gồm cả đã và đang hoàn thành) nhiều thứ ba thế giới, sau UAE và Mỹ, theo Global Branded Residences.

This information is contained in "The Brand Standard" report, recently released by Global Branded Residences (GBR), a UK-based real estate consultancy.

Branded Residences are residential or vacation properties developed and marketed by reputable, globally recognized brands, primarily hotel brands. According to GBR statistics, Vietnam currently has 16,135 branded residences from 68 projects, ranking third globally after the UAE (84,972 units) and the US (71,592 units).

The three markets with the highest concentration of luxury apartments are Ho Chi Minh City (3,503 units), Ha Long (2,860 units), and Da Nang (1,429 units). In Ho Chi Minh City, one luxury project, operated by The Ritz-Carlton Residences, currently has a selling price reaching one billion VND per square meter .

19 out of 68 projects in Vietnam have been completed, mostly located along the coast. Da Nang leads with 8 projects, followed by Phu Quoc (7 projects), Hoi An (6 projects), and Ha Long (5 projects). Mercure Residences Ha Long, with 2,259 units, is the largest single luxury real estate project in the Asia-Pacific region.

Accor is the dominant operator in Vietnam, with 23 projects and 7,854 units, equivalent to nearly half of the total luxury apartments nationwide. The brands under its portfolio range from Fairmont and Sofitel to Mercure and Novotel.

The market also features several projects operated by top-tier brands such as Marriott International and The Ritz-Carlton. With 49 unfinished and unhanded-over projects, Vietnam has the sixth-largest number of planned development projects in the world, after the UAE, the US, Mexico, Brazil, and Saudi Arabia.

In terms of the total number of projects, Vietnam ranks second in the Asia-Pacific region, after Thailand (73 projects) and ahead of India (61 projects). Currently, Thailand is the world's fifth largest market by number of projects, concentrated in Phuket and Bangkok.

In terms of brands, Banyan Group leads the region, managing over 50 projects, followed by Accor (44 projects) and Marriott (34 projects).

This is the first year GBR has produced "The Brand Standard" report. Global Branded Residences was founded in 2023 by Riyan Itani, who previously headed Savills' Global Residential Development Advisory division from 2021 to January 2023.

According to its own disclosures, the company has advised on more than 250 luxury real estate projects in over 50 markets and has been commissioned by Marriott International to conduct annual brand valuation studies for 2024 and 2025.

Prior to GBR, several other firms, such as Knight Frank and Savills, had already published reports on the branded real estate market. Savills' Branded Residences 2025-2026 report , released late last year, indicated that Vietnam ranks fourth globally in the number of branded real estate projects, with over 50 projects associated with 34 international brands.

Consulting firms categorize brands into different "Branded Residence" groups and segments. For example, GBR divides branded properties into three segments: mid-range, upper-mid-range, and high-end. In Asia Pacific, 33% of the firm's projects are classified as high-end.

According to Riyan Itani, the number of projects reflects the level of development of the segment. By this metric, Thailand remains the largest market in the region. Meanwhile, counting the number of units shows the actual amount of products being offered and the level of demand from buyers.
