Phat Dat Real Estate Development Corporation (PDR) has received a notification from the Binh Duong Provincial Tax Department regarding land use fees for the entire allocated land area of Thuan An 1 & 2.

On April 18, 2025, Tax Region XVI issued official notices on land use fees, voluntary site clearance compensation, land and housing registration fees, and other charges for the entire allocated land area of Thuan An 1 & 2 High-Rise Residential Complex. Prior to this, on April 8, 2025, the Chairman of the Binh Duong Provincial People’s Committee officially approved the land price framework applicable to the entire project, marking a crucial legal milestone for Phat Dat’s key 2025 project.

 

Thuan An 1 & 2 is planned on a total area of over 4.4 hectares, comprising two main zones: Thuan An 1 (approximately 1.8 hectares) and Thuan An 2 (approximately 2.6 hectares). Located in the heart of Thuận An City, Binh Duong Province—one of the most dynamic development hubs—the project boasts a strategic position adjacent to major transportation routes such as Binh Duong Boulevard, Phu Loi Road, and My Phuoc-Tan Van Road.

The Binh Duong real estate market is showing strong recovery signs, attracting renewed interest from both individual investors and institutional funds. Since early 2025, multiple projects in Di An City, Thu Dau Mot City, and Thuan An City have resumed operations or relaunched sales, with prices ranging from VND 35–50 million/m², depending on location, legal completion status, and construction progress. Notably, projects with transparent legal frameworks and access to major transportation networks have recorded heightened interest and transaction volumes.

Amid the gradually improving market landscape, the completion of land use fee calculations for Thuan An 1 & 2 represents a critical milestone, marking significant legal progress and paving the way for imminent sales approval. With 6,000 units preparing to launch, the project is expected to substantially boost new supply while becoming a focal point for investors and homebuyers in the Southern key economic zone.
